Buying UK property from overseas: the process, the costs, finance and how we help, from reservation to completion.
Buying UK property from overseas
Can I buy UK property if I don't live in the UK?
Yes. There are no restrictions on foreign nationals or non-residents buying residential property in England and Wales. Many of our clients live in the Gulf, Asia and Europe and buy entirely from overseas.
Do I need to travel to the UK to buy?
No. Reservations, solicitor instructions, identity checks and contracts can all be handled remotely, and payments are made by bank transfer to your solicitor. We're happy to arrange video calls, and many clients visit only when they want to see the finished apartment.
How does buying a new-build apartment work?
It usually happens in four steps: you reserve the apartment with a reservation fee, instruct a UK solicitor, exchange contracts and pay a deposit, then pay the balance on completion when the building is finished. At London House, for example, the reservation fee is £5,000, with 20% due on exchange and 80% on completion. Each development has its own payment plan, shown on its page.
Why do I need a UK solicitor?
A conveyancing solicitor checks the legal title and the lease, carries out anti-money-laundering checks, handles your funds and registers your ownership with HM Land Registry. We can introduce you to solicitors who are experienced with overseas buyers, or you can use your own.
What costs should I budget for besides the price?
Plan for Stamp Duty Land Tax, legal fees, any mortgage arrangement fees, the building's annual service charge, furnishing if you choose it, letting and management fees once tenanted, and UK tax on rental income. Our Why the UK page explains each one.
Tax and finance
How much Stamp Duty do overseas buyers pay?
Buyers who aren't UK resident pay Stamp Duty Land Tax at the standard rates plus a 2% non-resident surcharge, and a further surcharge applies if you already own a home anywhere in the world. The amount depends on the price and your circumstances, so check the current rates on GOV.UK and ask your solicitor or tax adviser to confirm what you'll pay.
Can I get a UK mortgage as an international investor?
Often, yes. Selected UK lenders and specialist brokers work with overseas buyers, depending on your income, residency and the property. At London House, up to 70% loan-to-value is available with approved lenders such as Halifax and Santander. We introduce you to specialist brokers who can confirm what you could borrow.
Do I pay UK tax on rental income?
Rental income from UK property is taxable in the UK even if you live abroad, under HMRC's Non-Resident Landlord Scheme, and it may also need to be reported where you live. See GOV.UK and speak to a tax adviser about your situation.
Returns, leases and letting
What rental return can I expect?
Each development page shows projected gross yields or local rents with their source. These are market-driven projections, not guarantees: they are gross figures before service charges and costs, and rent will vary by floor, layout, size and aspect. Speak to your adviser for a unit-specific projection.
Is the property freehold or leasehold?
Most UK apartments are sold leasehold, which means you own the apartment for a long term while the building is managed under the lease. At London House, leases are 115 years with a statutory right to extend by 990 years under the Leasehold and Freehold Reform Act 2024, and the ground rent is £0. Your solicitor will check the lease for any development before you exchange.
Who looks after the property once it's finished?
We can introduce you to letting and management partners who find tenants, collect rent and handle maintenance, usually for a percentage of the rent. You don't need to be in the UK to own a let property.
